Hello Neighbors,
I spoke to a neighbor today who told me that his parents live in a gated condo complex. They were having similar problems that we are having. What they did was add a key pad system to work with the exit gate so that people think twice before coming into the development. Because if they do not have the code, they may get stuck in it.
What do you guys think?

How about a gate arm that works off the third button of our remote. It would only allow one car in at a time and the fourth button opens the gate as it does right now. The menu screen would have to be repositioned before the gate arm and the resident can push 9 that would open both. Then add back up spike strips to the exit gate so no one can enter in that way. Just an idea that might be cheaper than a guard. Although I like the guard idea.

I USE TO LIVE IN A GATED COMMUNITY IN THE PALASADES! I called the management company this week and asked who they use and how much. They have a 4x5 foot booth and the worker is given necesary breaks by the company. They do not have a bathroom nor cable in the booth. The management company recommended cable to keep the guys awake a night when it gets pretty quiet. They have 24 /7 coverage. They are paying $11,000 per month thru ADT. Since they have been with ADT for a while it was indicated that the pricing might be slightly higher for us. That would be $31.00 a month at $11,000 and $40.00 if say worst case $14,000 a month. THIS WOULD RAISE PROPERTY VALUES!!!!!!!!!!! IF YOU WANT TO JOIN A COMMITTEE TO GET THIS GOING CALL 818 516-1056....

I don't know how far this idea has progressed, but a suggestion this far reaching should be decided by the whole community -- that is an "Increase Election"
The proposed amount looks like it's at or above a 20% increase in dues. A majority of homeowners will need to approve, since the association can only approve an increase up to 20%.
If the increase is 20% or less, then the board can approve the increase, to commence at start of a fiscal year CC&R article VII, 7.5

Well lets get together a committee to get a proposal together for the armed gate and get signatures!! We need to get this idea off the ground and keep out whoever does not live here.
