Maybe the Kincaid Pit. I would love to see the Kincaid Pit redeveloped into a muti story center. We don't have much property left. If we could put car dealerships on a couple levels, a home improvement center, a market, stores, etc., multi level parking, maybe a hotel with conference space, professional office space, etc... Instead of filling the entire pit up with dirt, maybe we can fill it in with businesses and parking with its own freeway onramp and offramp.

Of course Kincaid pit should be developed, but putting structures IN the pit without raising it? Not too sure about that. I could only imagine the logistical problems that would cause...
as for having its own off-ramp, that seems like a massively expensive proposial (that would require Cal-Trans cooperation) - and unnecessary, considering how very close it is to an existing off-ramp. If it involves redevelopment funds, I don't want them spent on building expensive freeway exits that aren't necessary.
I agree Lowes would be great for the Kincaid property. But I'm also concerned about who Covina will lure to their present Home Depot location. Would Wal-Mart want to move across the street and have a super center? Or would they want to put a Sam's Club in its place? My real concern would be that they might try to lure Azusa's CostCo into the location ... just as they took Bert's Motorcyle out of Azusa into the old Target building.

The decision has already been made to develop the Kincaid Pit - Azusa owns the majority of the land in a partnership with Irwindale. Step one, fill the pit. Step two involves a number of "big box retailers". The pit (if you've noticed) has been filling up very rapidly. The process will still a long time to complete. Instead of decades now though it takes 2-3 years depending on depth and type of material required in filling the pit.
