As I recall, when we bought our home we were told Standard Pacific would come out a year later to touch up any cracks that appeared in the Stucco.
Its been well past that and no one from SP ever contacted us about it. We've got some pretty good cracks all over the house and we're wondering did SP ever do this for anyone?

Just before our year was up we called the SP maintenance person assigned to us and he came out, checked everything with us and arranged to have the stucco done within a week.

Same thing happened at our house, but pass the 1 year mark. They've been pretty responsive on all issues including the stucco.
However, I just complained about pebbles in my water line and for the 1st time they stated that I was out of warranty.
So call them soon!

I advised about the stucco before the end of the 1st year and nothing. I think that we should have 10 years on the stucco as a construction defect? not the stupid 1 year that they want us to believe. Any thoughts? I think we should get together--all with cracks (I think everyone is involved here) and send a letter via attorney. No response...class action. It is unreasonable that our stucco should only be good for one year. If we go to sell we have to disclose these cracks and this will reduce our value and sales potentials. Who would want to buy with cracks all around the house. Many, many cracks. Thoughts?

I agree completely. A few people complaining won't do much but if the whole community gets behind this I think SP might be persuaded to address the issue. Is this something we could bring up to the board?

Do we have a owner/attorney? Perhaps we can get a legal opinion and then take it to the board...... Any attorney's out there? ??
