I agree with you about the gate. What's the point of having all these codes and etc if someone can just simply wait and follow others in. Every time I see someone wait at the gate when I come home, it just remind me what a useless gate system we have here.
There are other times where our house will get a phone call from people at the gate, and as soon as I answer the phone call, they explain that they think they press the wrong names and they were looking for their friend and ask if I can open the gate for them. Liers!
Hiring a guard is too much, then we could make two entry lane, one for the guests to use the calling terminal, and one for the residents where the gate allows only one car to pass each time.

When I first moved here, I was told the gate was not intended to serve as a security gate. I think that's the way the sales of our homes were pitched though. I think we should have at least spike strips along the exit gates to prevent people from entering through the exit. Of course that would mean more signs! Why not just do away with the gate entirely and make it an open neighborhood like everyone else! agggghhhhhh! Really though people, we are not immune here! I want to know why people are not bugged about the child molestor on Mossdale Ct. You hear alot about landscaping, trash, parking, strangers coming in but we have a sick piece of s..t living near our children and nobody seems to care! has anyone watched the news lately? These guys are ill and just waiting for the right opportunity! Watch your kids and look out for someone elses while your at it, stop being a pain to your neighbors about ridiculous peeves, worry about what matters most. I love living in the cove, but sometimes I have to bite my lip when talking to some of my neighbors and listening to the things they're upset about! Good bye!

I was told that a committee was checking into a guard? I checked into the cost at one time and I came up with about 40.00 a month. I think this would be perfect since we have a natural moat around us via the river. We could put cameras on the fence area in the front and that shoujld keep out anyone that should not be here. We can't throw out the perv that bought but we can keep out any others. Maybe if "perv" knows that we know he is here, maybe he will leave??? We can hope.

Did the $40.00 per month include construction of a booth with plumbing and climate control? Bring it up again (although you will hear sighs) at a HOA meeting and if the community agrees, it would be beneficial.

This posting gives the impression that our community is inundated with strange men, people who do not belong here, and lot’s of outside vehicles coming into our community. Why are we not having the high crime occurring with this associated activity? Also, If the strange man enters our community, or a family picnics at our front entrance, I thought the keep out (or are they no trespassing) signs were in place so the Azusa PD can remove the uninvited guest from our Mountain Cove community? I attended my first association meeting last month, so I cannot provide a background on the security booth discussions that have occurred. But if last months attendance is a good sample, of the attendance for past meetings, then I’m doubtful if even 5% of the homeowners are advocating a security booth for our front entrance. The on-going costs do not justify the extra safety and security we will receive from a security booth. I’m skeptical the booth will bring any additional safety to our community. I also doubt the monthly cost per homeowner is just $40 a month. Some additional comments - The $40 a month estimate equals more than a 20% increase in our monthly association dues. A yearly due increase of more than 20% requires fifty percent (50%) or more of the residence in attendance, and those attending, the majority must approve the increase.
- With 320 homes, paying $40 a month, equates to $12,800 per month, or $153,000 per year. I can think of a lot more projects to improve our community lifestyle then paying this yearly amount on a guard booth.
- I would hope the board would not play with numbers and increase our dues each year (say 10% a year, or 19% a year), for two years to pay for a guard booth.
- Could a guard booth increase the likelihood that an automatic assessment increase could occur every year, since the guard booth is now part of our common area.
- We need to provide packing spaces, restrooms, etc. for the guards, so there’s also a startup cost we need to calculate and pay.
- The comment of adding two lanes at the entrance will probably require redoing (rebuilding) the entrance, adding more startup cost.
- What liability insurance will we need, and will it cause an increase in the rates the association currently pays. Although we are probably hiring a security agency, we can still be held liable, or named a defendant, for any activity the guard conducts on our behalf, that leads to litigation.
- The booth just covers the entrance, there’s also the exit on Rock Springs Way, do we also need a manned both here as well, or another guard to patrol the community.
To me, this topic is like the topics on landscaping, animals running around, trash pick up, etc. But, I get concerned that the topic of installing a guard booth keeps coming up, because I can’t tell if this is being advocating by less than 5 or less than 2.5% of the homeowners. This may be enough for this special interest group to have this request passed by the association. Regarding spike strips – No, the last thing we need is transforming our exit to look like an exit from a business parking lot. Regarding the registered offender, I think a lot of the residents are concerned, but we don’t know if we can do anything legally to address it, without infringing on the persons rights, and opening us to litigation and prosecution.

;)Thanks for being a voice of reason Mossdale. I think the guard idea is nuts. I don't want to pay anymore in dues. As far as the people who are saying fellow residents shouldn't be complaining about the uncompleted landscaping in THEIR yard too bad. We do have other problems as well but that doesn't excuse you. I for one am sick of walking by incomplete projects and landscaping. YOU signed the contract, YOU agreed to the terms. YOU are responsible for getting it done and if YOU haven't then I hope you are paying fines because YOU've certainly had more then enough time to get it done. WE ARE ALL BUSY. I bought in this community because I wanted a place people took pride in- not somewhere that looks like a scene from Poltergeist. I LIKE the landscaping enforcement rules in the CC&Rs, I LIKE the no overnight parking unless it is a guest/permit rule. I WANT a clean look for our community and to actually be able to ride my bike next to the curb. USE your garage and get rid of the crap in it. FINISH your landscaping and stop blaming the all volunteer board for what you deem as meddling. They are doing it on the behalf of us, the majority. To think there are people here with a +2500 sq. ft house who can’t park their car in it because of the junk! GET RID OF IT. Give it to someone who could use it. Make somebody else's world a little brighter. Lastly, remember there are NO surprises. The CC&R's were given to us and you signed off on them when you bought here. The overwhelming majority that I talk to wants the regulations enforced. If you want to change something go through the proper venues, get on the board, form a committee but STOP WHINING! Sorry, but I just kept seeing this theme reoccur on this site and at the homeowner’s meetings. I can’t help but feel sorry for the board. What a totally thankless job. It was just a mob last time. I'll be surprised if any are left. Who wants to put up with that? Anyway, that is my vent. Thank you!

Wow! Mtncvrs.....that was quite a vent! First of all the guard idea is nuts! Most of those security booths come with a sleeping guard anyway! It does seem like alot of people due meddle and that's a fact! If you go to many other and I mean many other gated communities, a revers spike strip is common, not just in garages! As far as the board members being mobbed, I'm sorry but you ran, you take the heat! Oh yeah and try and get on the board, if it is as easy as doing so! I was at last months meeting and give me a break! Why would'nt the board agree to a quick show of hands as to whom was in favor or against?

40 people total and some of whom were pissed because they are paying fines for breaking the Homeowner rules and CC&R's out of over 325 homes does not an accurate vote make. WHY would they take a vote? Others who weren't there did not show up because THEY/WE ARE THRILLED to hear about the board enforcing the CC&R's FINALLY! FULL SPEED AHEAD! The people there complaining are the ones parking their cars on the street instead of in one of the minimum FOUR spaces they have available to them. For the people in the Copperwoods and the Sagewoods it is FIVE spaces. Give me a break~ if you can't figure out with a 2500+ sq foot house and 4 spaces how to fit your cars in then park on one of the designated all night parking streets in the community (NOT IN FRONT OF OUR HOUSES) and enjoy your short walk home. I don't want to hear the overnight visitor argument either. They clearly said you can safe-list a car for 3 days if you have company and the phone number to do so is accessible 24 hours a day. What more do people want? Lastly, I DO NOT want to be on the board. NO THANKS! I think they are doing just fine. However, if you do, I believe there is a space opening up~ Standard Pacific's? Even if there isn't, you can get organized, form a committee, go door to door and get signatures. Let's see how many people are for the endless streets of cars parked out our windows and front doors twenty four/seven and then we can vote to CHANGE what was already in our CC&R's when you decided to purchase here. OH NO, I THINK I AM STILL VENTING...
